FAQ

Real questions land sellers ask. Draft answers β€” pending Bryan’s review.

How long does the whole process take?

It depends on title work, which varies parcel to parcel. We give you a realistic estimate along with the offer. [BRYAN TO CONFIRM β€” typical range]

Do I pay any fees or commissions?

No. There are no fees or commissions charged to you as the seller. [BRYAN TO CONFIRM β€” closing-cost terms]

How does closing work?

A title company (or closing attorney) handles the documents and the money. You sign, the deed is recorded, and you are paid through the closing β€” not on a handshake.

What about title problems β€” liens, back taxes, heirs?

Common with land, and often workable. Tell us what you know up front and we factor it into whether and how we can proceed.

Do you buy land in any condition?

We look at parcels regardless of condition β€” wooded, landlocked, tax-delinquent, or long ignored. If a parcel is not a fit, we say so plainly.

How do you decide what to offer?

Comparable land sales, access, usability, and condition. We share the reasoning with the offer.

Am I obligated once I ask for an offer?

No. Requesting an offer costs nothing and commits you to nothing.
